1.CHECK-IN / CHECK-OUT POLICY.Check-in time is after 3 p.m. (Local Time) and check out is 11
a.m. (Local
Time). NO early check-in or late check-out is allowed unless paid for in
advance or written permission is given by the Manager.
2.NON-SMOKING
POLICY.All
rentals are NON-SMOKING vacation homes. Any evidence of smoking in a property will result in
a $1,000 fee incurred for deep cleaning, ozone treatment, dry cleaning,
painting and any other repairs required.
3.PETS.Pets are NOT allowed at the
vacation homes.
4.MINIMUM
AGE REQUIREMENT.We will not rent to vacationing persons under 25 years of age unless
accompanied by an adult guardian or parent.
5. SECURITY DEPOSIT PROTECTION.This Security Deposit Protection
plan covers unintentional damages to the rental unit interior that occur during
your stay, provided they are disclosed to management prior to check-out. The
policy will pay a maximum benefit of $1,500. Any damages that exceed $1,500
will be charged to the credit card on file. If, during your stay at one of our
Rental Properties, an Insured Person causes any damage to real or personal
property of the unit as a result of inadvertent acts or omissions, the Insurer
will reimburse the Insured for the cost of repair or replacement of such
property up to a maximum benefit of $1,500. Certain terms and conditions apply.
Full details of the Security Deposit Protection coverage are contained in the
Certificate of Insurance or Insurance Policy.The Security Deposit Protection can be purchased up to, and
including at, check-in. By submitting payment for this plan, you authorize and
request CSA Travel Protection and Insurance Services to pay directly Murdock
Vacation Rentals any amount payable under the terms and conditions of the
Security Deposit Protection. Please contact Murdock Vacation Rentals directly
if you do not wish to participate in this plan or assignment.
6. DAMAGES.You will be assessed for any
damages to the property above and beyond what may not be covered by the Security
Deposit Protection plan described above. This would include damage to:
a. The property or its contents, beyond normal
wear and tear.
b. Linens / towels / bedding are lost or
damaged. (Please do not take vacation home bath towels to the pool &
fitness areas, where applicable. Pool towels are provided at the Zermatt Resort
and Beach/Pool Towels are available in all Hawaii vacation rentals.)
d.Stains on
carpet or wood/tile floor damage.
7.CANCELLATION
POLICY.Policies slightly vary between each vacation rental. View each vacation
home listing page for more details. Early departure does not warrant any refund
of fees paid.
The
following general outline applies to all vacation homes:
a. A cancellation fee will be incurred for any
cancellations made 61 days before check-in.
b. NO REFUNDS will be given for cancellations made within
60 days before check-in. If the property is able to be re-booked by another
party then a refund will be issued and a cancellation fee will be incurred. (Fees
vary by property)
c. To protect against cancellations caused by certain
unforeseen events, we recommend that guests purchase Vacation Rental Insurance (see
section below).
8.CSA VACATION RENTAL INSURANCE.How many of us could afford to lose the non-refundable
part of our trip if something unexpected happened? Your vacation investment is
protected when you buy CSA Vacation Rental Insurance, which covers you for trip
cancellation, delay, and interruption. We have partnered with CSA Travel
Protection to provide you with this important insurance and we highly recommend
that you purchase the protection to safeguard against the unexpected.
We all
want the trip we have planned to be the vacation of our dreams. No one wants
that dream to turn into a nightmare, but unexpected events can happen! Troubles
can occur when you least anticipate them, illness...medical emergencies...delayed
flights [storms] and other severe weather. Forcing you to cancel or interrupt
your trip, lose your vacation investment, and incur unplanned expenses.

9.RESERVATION
CHANGES.An
additional $50.00 administrative fee will be charged for any changes to
bookings after a formal Confirmation has been issued and initial payment has
been received. All changes must first be approved by the Property Manager.
10.MAXIMUM
OCCUPANCY.The maximum number of guests per property is limited to the number of
persons allowed in the web listing. View each vacation home listing page for
more details.
11.NO
DAILY MAID & LAUNDRY SERVICE.Daily maid and laundry service is NOT included
in the rental rate, but can be arranged for an additional fee. The Cleaning Fee
covers the post-departure clean only. Guests can do laundry using the
washer/dryer in the vacation home (detergent and dryer sheets are provided).
Additionally,
each bathroom will have an initial supply of shampoo, conditioner and soap.
12.PARKING.Ample parking is available at
each of our vacation homes. Some properties have private garages and others
have outside parking. View each vacation home listing page for more details. Parking
is typically limited to two (2) vehicles. Vehicles are to be parked in designated parking
areas only and parking on the road is not permitted. Guests with more than two (2) vehicles must make prior parking
arrangements with the Manager.
13.STORM
POLICY/ROAD CONDITIONS.No refunds will be given for storms, weather delays or
canceled flights. We do not offer any refunds due to road or traffic

14.PLUMBING
SYSTEMS.Do
not flush anything other than toilet paper. No feminine products should be
flushed at anytime. Do not put grease or other non-food items in the garbage
disposal, sinks, toilets or drains. Plungers are available in each vacation
home and any serious leaks or plumbing concerns should be reported to the
Manager immediately.
15. ILLEGAL ACTIVITIES.Illegal substances and illegal
activities are strictly prohibited in the vacation homes.
16.TRANSIENT
ACCOMMODATIONS.As a tenant in a short-term transient vacation accommodation, the guest
waives all rights he or she may have under the traditional Residential
Landlord/Tenant Code in effect within each State.
17.LIABILITY
WAIVER.All of the vacation rental properties offered by
Murdock Vacation Rentals are privately owned; neither the owners nor the
Manager are responsible for any accidents, injuries or illness that occurs
while on the premises or associated facilities. The homeowners and property
Manager are not responsible for the loss of personal belongings or valuables of
the guest. By accepting this reservation, it is agreed that all guests are
expressly assuming the risk of any harm arising from their use of the premises
by themselves, or others whom they invite to use the premises, and hereby waive
any claims of liability or negligence against the homeowner and property
Manager for any accidents, injuries or illness that occurs while on the
premises or its facilities.
18.GENERAL
PROVISIONS.Each Reservation Agreement shall be governed by
and construed in accordance with the laws of the State in which the vacation
home is located. No delay or omission on the part of Manager in exercising any
right hereunder shall operate as a waiver of such right or of any other remedy
under the Agreement. A waiver on any one occasion shall not be construed as a
waiver of any such right or remedy on a future occasion. Guest agrees to
reimburse Manager for all reasonable costs of collection, including reasonable
attorney fees and legal expenses Manager incurs in enforcing any term,
condition or covenant of this Agreement. The Guest consents to venue in the
County where the vacation home is located, or as determined by the Manager. No
amendment or modification of the Reservation Agreement shall be valid unless in
writing and signed by all parties.
